What happens when the home sells?
Congratulations! We will confirm your accepted contract with you. We prefer a 30-day notice to give us time to relocate our Home Manager and have your home cleaned and returned to you in the same or better condition then when we received it. We will work with you to make sure your closing goes off quickly and without any unpleasant surprises.
Home Managers
With Showhomes, our carefully screened Home Managers are obligated to keep your property looking like a model home seven days a week from 9:00am to 7:00pm or by appointment. Furnishings and accessories that are appropriate for the property are owned and provided by the Home Manager and Showhomes supplements these as needed to make the property look its best. Our designers inspect and arrange every detail to ensure that your home is shown to its best advantage
Home Managers are not tenants. They are sub-contractors of Showhomes who are chosen and incented to help your property sell. All home managers undergo strict credit and background checks. Our team of Home Managers moves from home to home, and love helping home owners sell their property.
Showhomes inspects all properties regularly. No pets or smoking are allowed.
Insurance
With 20 years’ experience, we’ve learned how to avoid most problems. However, you can be comfortable knowing that if a problem does occur, we have ample insurance. Showhomes has a state-of-the art insurance program, the only one of its kind in the United States and is underwritten by Lloydes of London.
We fully indemnify you and your Realtor from any liability relating to you during our involvement in your real estate transaction. In addition, we carry damage insurance covering any damage caused through our actions. Our Home Managers carry additional liability insurance and insurance to cover their furniture.
You are required to carry home owner’s insurance on your home while it is under contract with us. Many home owners receive a discount on their insurance once a Home Manager occupies your home. Most insurance companies recognize the lower risk Showhomes brings.
Showhomes fees
Showhomes fees are simple and are not due until the close of escrow.
Showhomes is just one-half of one percent (0.5%) of the list price. For example a $1,000,000 (one million dollar) home can be furnished and managed for only $5000. Regardless of how long it takes to sell your home, this is a one-time fee and can be paid at closing or the termination of your contract. If you prefer to pay this fee at the time of staging, Showhomes will extend a 10% discount, lowering the fee to $4000. To become eligible for this discount, this fee must be paid in full within five business days from the Home Manager Move in date.

Once the contract is signed, we will begin actively searching for a well-qualified Home Manager to help transform your home from vacant to valued. Search times vary and cannot be guaranteed, but of course there is no charge until a Home Manager is in place and your home is fully furnished and staged. The sooner you enroll, the more Showhomes can save you in holding costs, and the faster we can begin to increase the sale value of your home.
